Tiny House Build Process

So you're ready to get started....!

  1. Initial planning meeting. This is where you bring us your ideas. Whether they're sketched out on graph paper, doodled on a napkin, or assembled on your Pinterest board we want to see it! We'll spend up to 1 hour reviewing your ideas and giving you information on construction options and our services.

    1. The high demand for our design and planning services has required us to limit our complementary design and information meetings to 1 HOUR.

    2. Additional meetings, design changes, and information sessions will be billed at an hourly rate. Rates will depend on how many of our staff are involved in the meeting.

  2. A $1000 deposit secures your place in the build queue and you can choose from available time slots. This fee covers the cost of professional blueprints and elevations and the time we spend with and the drafter perfecting your drawings!

    1. Requests for 3D interior images, etc, are at an additional cost and we can provide pricing for this at your request.

  3. Approximately 2-3 weeks before your slot comes up in the build queue the first of 3 construction draws is due.

    Breakdown of the payment schedule:

    • 50% - due at the commencement of construction

    • 40% - due when the building is weather-tight, and electrical and plumbing inspections have passed. At this stage, we close up the interior walls (Drywall and/or pine) and proceed to the installation of fixtures and finishes

    • 8% - Due upon final inspections. Client will be provided the opportunity for a walkthrough to inspect the home before we wrap it for shipment. (please note, any delays in the buyer's timeline to inspect the home or move the home to site are not the responsibility of Sycamore Tiny Homes. Once we have completed construction the payment of 8% is due).

    • 2% - A holdback of 2% is due within 7 days of the delivery of the tiny home, allowing the client an opportunity to do another walkthrough and inspect for any issues that may have arisen during shipment. A Certificate of Acceptance will be signed at this time.

  4. We can help you coordinate all aspects of moving your tiny home and quote you additional services at an hourly rate.

  5. We can help you subcontract with reputable local contractors to prep your lot, install a driveway or foundation, and much more.
